These Terms & Conditions (“Terms”) apply to direct reservations and use of properties offered by Utah Pickleball Retreats (“we,” “us,” or “our”).

By completing a direct reservation, the person making the reservation (“Guest”) agrees to these Terms and any property-specific rules, policies and reservation terms provided in connection with the booking.

Reservations made through Airbnb, Vrbo or another third-party platform are also subject to that platform’s applicable terms and policies.

1. Reservations

All reservations are subject to availability and confirmation.

A direct reservation is not confirmed until required payments have been received and any required booking information or verification has been completed.

The person making the reservation is responsible for providing accurate information and communicating applicable property rules to members of their group.

2. Occupancy & Property Use

The property may be used only for the purposes permitted by the reservation.

Guests must comply with:

  • Maximum overnight occupancy
  • Parking limitations
  • Quiet hours and applicable noise requirements
  • Property-specific rules
  • Applicable laws and ordinances
  • Restrictions concerning smoking, pets, events and use of amenities

Parties, receptions, weddings, commercial activities or other organized events are not permitted unless specifically approved as part of the reservation.

Material violations may result in termination of the stay where permitted by the reservation agreement and applicable law.

3. Pickleball Courts & Recreational Activities

Our properties include recreational amenities that may include pickleball courts, hot tubs, play equipment and outdoor areas.

Guests understand that physical and recreational activities involve inherent risks, including slips, falls, collisions, overexertion and other injuries.

Guests are responsible for deciding whether they and members of their group are physically able to participate in an activity and for appropriately supervising children and other individuals requiring supervision.

Amenities must be used responsibly and for their intended purposes.

4. Property & Outdoor Conditions

Our retreats are private residential properties with indoor and outdoor areas.

Outdoor conditions may vary because of weather, season, landscaping, wildlife and other characteristics of the surrounding environment.

Guests should exercise reasonable care when using:

  • Pickleball and recreational areas
  • Hot tubs and other water-related amenities
  • Stairs and elevated areas
  • Patios and outdoor gathering areas
  • Play equipment
  • Natural, landscaped or uneven outdoor surfaces

Guests should promptly report any condition they believe requires attention.

5. Damage & Guest Responsibility

The Guest making the reservation is responsible, to the extent permitted by applicable law and the applicable reservation agreement, for damage caused by the Guest or members of the Guest’s group beyond ordinary wear and tear.

Additional charges may apply for documented:

  • Property or equipment damage
  • Missing property
  • Excessive cleaning
  • Unauthorized occupancy or approved charges associated with unauthorized use
  • Unauthorized late checkout
  • Other charges authorized by the applicable reservation agreement

Damage claims and charges will be handled according to the applicable reservation agreement, payment authorization and, when applicable, booking-platform procedures.

6. Amenities, Maintenance & Utilities

We make reasonable efforts to maintain the property and advertised amenities in working condition.

However, temporary interruptions or maintenance issues may occur with Internet service, utilities, appliances, HVAC systems, hot tubs, recreational equipment or other property features.

Guests should report material problems promptly so we have an opportunity to investigate and, when reasonably possible, address them during the stay.

Any refund or compensation request will be evaluated based on the circumstances, applicable reservation agreement, applicable law and, for third-party reservations, applicable platform policies.

7. Security Cameras & Privacy

For property protection, safety and security, exterior security cameras may be present at a property and may operate during a reservation.

Security cameras are not placed inside bedrooms, bathrooms or other interior living areas intended for guest privacy.

Guests may not intentionally disable, cover, damage or interfere with disclosed security or safety equipment.

Property-specific camera disclosures may also be provided in the applicable listing or reservation information.

8. Events & Gatherings

A reservation for overnight accommodations does not automatically authorize an event.

Weddings, receptions, corporate functions, organized gatherings or other activities exceeding ordinary overnight use must receive prior approval when required.

Additional requirements may apply depending on the nature and size of the gathering, including:

  • Event or additional-guest fees
  • Deposits
  • Parking arrangements
  • Vendor requirements
  • Noise restrictions
  • Insurance requirements
  • Permits or governmental requirements

Approval is not guaranteed and may depend on the property, dates and proposed use.

9. Cancellations & Changes

Direct reservations are subject to the Utah Pickleball Retreats Cancellation & Refund Policy and any additional cancellation terms disclosed at booking.

Reservations made through third-party platforms are also subject to the applicable platform’s cancellation and refund procedures.

Requests to modify reservation dates are subject to availability and are not guaranteed.

10. Circumstances Outside Our Control

Weather, transportation disruptions, government actions, utility-provider interruptions, natural events and other circumstances outside our reasonable control may affect travel or use of certain property features.

Such situations will be addressed according to the applicable reservation agreement, our Cancellation & Refund Policy, applicable law and, where relevant, the applicable booking platform’s policies.

Guests are encouraged to consider appropriate travel insurance for significant group reservations.

11. Personal Property

Guests are responsible for their personal belongings during their stay.

Please secure valuables and promptly report lost property.

To the extent permitted by applicable law, Utah Pickleball Retreats is not responsible for loss or damage to personal belongings resulting from circumstances outside our reasonable control.

12. Children & Supervision

Children must be appropriately supervised by a responsible adult, particularly around recreational amenities, hot tubs, courts, play equipment, stairs and outdoor areas.

Parents and guardians are responsible for determining whether amenities are appropriate for children in their care.

13. Third-Party Reservations

When a reservation is made through Airbnb, Vrbo or another third-party booking service, applicable platform rules and procedures may apply in addition to property-specific rules.

Where an applicable platform requirement conflicts with these Terms, the platform requirement will govern to the extent required for that reservation.

14. Governing Law

These Terms are governed by the laws of the State of Utah, without regard to conflict-of-law principles, except where applicable law requires otherwise.

Any dispute relating to a direct reservation will be handled in accordance with the applicable reservation agreement and applicable law.

15. Changes to These Terms

We may update these Terms periodically.

Changes apply prospectively unless otherwise required or permitted by law. The effective date displayed at the top identifies the current version.
